Cleaning or replacing the air filter every month is probably the most important step that can be done by a homeowner. In fact, electrostatic filters are considered to be the best. Always check the owner’s manual for the filter cleaning procedure. Don’t run the unit with the filter removed and ensure the filter is dry before putting it back.
At least once a month, especially during the summer, remove any debris or leaves from outdoor condenser units. You can also clean the coils and fan blades before each cooling season to help the outdoor condenser fan running at its best. Other than superficial cleaning, always turn off the power before attempting anything.
Remove the fan grill and fan blades. Use a brush to remove any debris from the blades then uncover the condenser coils before brushing the dirty side. Then, ensure the motor and other components are protected as you hose water from the inside.
If the condenser fan makes a grating noise or clicking sound, it may indicate that the blades may be striking an obstruction. If a blade becomes bent, don’t try to straighten it. A straightened blade may either hit the condenser coil or become unbalanced resulting in a loose fan motor. A bent blade should only be replaced with a new one. After replacement, be sure the blades rotate freely. Applying a drop of thread locking compound can help if the fan becomes loose.
A dirty indoor evaporator coil diminishes the units’ cooling ability. To clean the coil, you have to expose it by removing the front panel of the furnace/air handler. Be sure that the coil is dry. Use the soft brush attachment on a vacuum cleaner to remove any dust or debris that may have accumulated on the coil.
